While other capital cities across Australia scramble to keep up with demand for shovel-ready blocks, it seems WA homebuyers are faring a bit better than the rest.

According to figures released by the Housing Industry Association (HIA) in February 2024*, the biggest rise in the volume of residential land transactions has been in Western Australia, up 35.5 per cent compared to the previous year.

It’s encouraging news for WA homebuyers looking for titled blocks and the chance to get started on building their new home as soon as possible.

The HIA-CoreLogic Residential Land Report February 2024 also reminded us of how WA is faring when it comes to block size and the median price of a block of land.

It noted that over the past decade, the median residential lot size in the Greater Perth area dropped by 10.1 per cent to just 375sqms.

When you consider the average lot size at Kingsford is around 500sqm – a whopping 125sqm more than most other new developments – that’s another trend we’re happy to be bucking.

Not to mention that land in Kingsford is priced from $229,000 – less than the national median price of $269,000.

All that extra space for your money at Kingsford equates to a big backyard with room for a pool, kids’ play equipment and a great barbecue set-up, or supersized living areas, extra-big bedrooms, or a dedicated guest wing, home gym or work-from-home area.

Well-connected

Not only is access to shovel-ready land important to meet demand for new housing, but new communities also need ready access to shops, services and amenities, not to mention short commute times to work.

Bullsbrook is definitely a suburb on the move – by 2036, the population is forecast to have grown to more than 20,000 people – so having new and established amenities on the doorstep has been a crucial part of our master-planning at Kingsford.

Work on the new $18M Kingsford Town Centre has started, bringing a 3,600sqm Woolworths supermarket, numerous specialty shops, a BWS liquor store, and an array of food and beverage outlets to Kingsford next year.

Work is underway on a childcare centre at Kingsford, our playground has quickly become a community focal point, and there are numerous thriving sports clubs, businesses and social groups on Kingsford’s doorstep.

When it comes to travel times from Kingsford, the new Stock Road extension has brought our residents even closer to hubs such as Morley, Midland, Ellenbrook and Joondalup.
